Max terrains are defo not ready at all at the sec, visible seams and massive slowdown abound when editing them
I've given them a good thrashing and found them to be very memory intensive. One level, albeit fairly full, mostly consisting of 4 or 5 trees and a few rocks included by default, takes up almost 3 gig! Something is not right there; a map with many more unique objects loaded in, but with a flat untouched terrain, is only about 7.6 MB. That's a bit of a difference!
Edit- Oh I get a consistent 60 fps on a flat map with many unique objects, but scrape 30 or so at best with the terrain based one, with lows of 20 in places. Seems Max is fairly well optimised as long as the terrain/water is not visible. I'm hoping for a bit of a boost with this weeks update. Probably not massive, but I am hoping to be proved wrong
