Any idea?

I've tried as standalone meshes, eves as one meshes all together, but the same result.

not pbr here, but something to do with pbr compatibility?

are you using DNS textures? If so, does your diffuse texture(s) end in _D?

you're right, I forgot a couple of textures with the name ending in _D.
I fixed it, but this has not solved the problem.
I renamed the textures, reassigned them in 3ds max, saved the X file again, deleted the dbo files, even placed a new version of the file in GG.
I'm using multi-texture, but this should not be a problem, or it does?
Ty for the tip.

I did as you said, unfortunatelly does not fix it.
Ty for your help Avenging Eagle.

Not problem with normal, in fact is the same wall with different textures(leaking, dirty, rusted, and so on). Just the pic1 has wire therefore has transparency. It is a sewage system with some breakable walls, but I don't place them on the map yet, I want to rid out of the issue firts.

Looking at your images of it in Max, it looks like (and i could be wrong, not sure how max displays), judging by the edge lines that those pieces with the hole in the middle are made by cutting a circle through a box, and the walls around the hole look like NGons (more than 4 vertices per face), could GameGuru be trying to adjust for them and collapsing them into the hole? (NGons can do screwy things with GameGuru)

Mike you are right, the size of the texture was wrong 1026x1024 instead of 1024x1024, repair the size and everything is fixed, now works well.
Sometimes I focus on the difficult, and I overlook the obvious.
It is not a mistake of GG, the bug was in my head. LOL
Ty again Mike for your support

Dammit ... Sorry for wasting your time there ..
The only reason i said it was because my Large Bunker did the exact same thing when i got to a certain size.
My solution was either remove parts till it was ok or cut it which solved it for me ..
It wasnt because it was High poly it just seemed the exporter would only export over a certain size limit without doing what yours did.

Nope! thanks you for help me.

I also thought about that, but because it is not a hight poly, I dismissed the idea as the cause of the problem.

But as my grandmother used to say, when you do not find the keys anywhere, it's time to start looking in the freezer. LOL
