Product Chat / FPS issue with Public Preview beta

I took the plunge and downloaded the X11 Beta.

Of course I wanted to see how it would work with a major existing environment
which I've been working for a long time. The environment is dense, an urban setting
with lots of buildings, and moving entities (cars trucks etc)

The level loaded OK, but took 3 1/2 minutes to come up ready in the editor.
Once running the images and shadows were very nice, but my FPS meter
does not get above 60.

As I turn ( standing or walking) there are consistent glitches where FPS plummets
sometimes to zero at which point everything freezes for a second and then
recovers.

I just upgraded to a GTX 1060, so I have plenty of graphic power.

Will future versions improve speed?

Navigate to setup.ini in your Game Guru folder. change the first line where it says
vsync=1 and set it to 0. You will get over 200 fps on a blank map with that GPU

With each new update you may need to toggle this setting. It locks your framerate at 60 fps when active.

I made the change you suggested.
You are right on the 200+ fps on a new map. In one of my less complete maps it also runs faster

However, in the Milltown map, though the higher end of the fps sometimes gets into the 70s
I'm still experiencing the glitch/delays where the fps drops below 30, occasionally to zero for a second
then it catches-up???

Any other suggestions?
